Step 1 — Before you go
- Review listing details. Study the photos, square footage, year built, and property description carefully. Note anything that raises questions.
- Charge your phone. You’ll want a full battery for taking photos, videos, and voice notes. Don’t rely on memory alone.
- Bring a tape measure. Verify that your furniture and must-have items will actually fit.
- Know your must-haves. Review your non-negotiable list before you walk in so emotion doesn’t override your priorities.
Step 2 — First impression
Before you even step inside, take 10 minutes to drive the surrounding streets at a relaxed pace. What you observe in these first moments often reflects the character of the entire community.
- Drive the neighborhood first. Assess street conditions, traffic patterns, nearby amenities, and overall feel.
- Note neighboring homes. Well-maintained neighbors protect your investment.
- Listen for noise. Busy roads, train tracks, or nearby commercial activity can significantly impact daily life and resale value.
- Inspect the yard and exterior. Check the lawn, fencing, driveway, siding, gutters, and roof line from the street.
Step 3 — Inside the home
Once you cross the threshold, it’s time to go beyond the surface. Think of this as a structured walkthrough — not just a tour.
- Test switches and outlets. Flip every light switch. Test outlets with your phone charger.
- Open every window. Windows should open, close, and lock smoothly.
- Run water in every sink. Check water pressure, drainage speed, and temperature response.
- Open all closets and cabinets. Storage space is often underestimated. Check for musty odors or signs of moisture.
- Check ceilings carefully. Look for water stains, discoloration, or sagging — red flags for roof issues or past plumbing leaks.
Step 4 — The kitchen
- Appliance age and condition. Ask how old the refrigerator, stove, oven, and microwave are. Older appliances may need replacement soon.
- Open the dishwasher. Check for rust, mold, or unpleasant odors inside.
- Run the garbage disposal. Listen for grinding or unusual sounds.
- Evaluate cabinet and counter space. Think about your actual cooking and storage needs.
Step 5 — Bathrooms
- Flush every toilet. Listen for running water afterward — could indicate a faulty flapper valve or fill mechanism.
- Check under the sink. Open the vanity cabinet and look for water stains, warped wood, or active drips.
- Test water pressure and temp. Run the shower and sink simultaneously. Low pressure or slow temperature changes may indicate plumbing concerns.
- Inspect for mold and mildew. Look closely along caulk lines around tubs, showers, and tile grout.
Step 6 — Home systems
- HVAC system. Ask for the age and last service date. Expect 15-20 year lifespans.
- Water heater. Check the label for the manufacture date. Most water heaters last 8-12 years.
- Roof age. Ask when the roof was last replaced. Roofs in NC typically last 20-25 years depending on material.
- Electrical panel. Locate the breaker box. Look for aluminum wiring or older panels that may require upgrades.
Step 7 — After the showing
Your impressions are most accurate within the first 15 minutes after leaving. Don’t wait until tonight — capture your thoughts right away while every detail is still vivid.
- Rate the home. Use a simple 1-10 scoring sheet for each category — location, condition, layout, price alignment.
- Take detailed notes. Specific concerns, standout features, dimensions you measured, and any questions that came up.
- Discuss with your agent. Share your honest reactions. We can provide market context, flag potential issues, and help you decide on next steps.
