Exterior evaluation

The exterior reveals a lot about a home’s maintenance history.

  • 🏚 Roof. Look for missing, curling, or discolored shingles. Ask the agent for the roof’s age — most asphalt roofs last 20-25 years.
  • 🧱 Siding and brick. Check for cracks, rot, peeling paint, or gaps. Brick should be solid with no significant cracking or mortar deterioration.
  • 💧 Gutters and drainage. Should be firmly attached with no visible sagging. Look for water pooling near the foundation.
  • 🚗 Driveway and garage. Check the driveway for major cracks. Test the garage door — should open smoothly, seal completely, reverse when obstructed.

Kitchen checklist

The kitchen is often the heart of the home — and one of the most expensive rooms to renovate.

  • Cabinets and storage. Open every cabinet door. Check for smooth operation and signs of water damage inside.
  • Countertops. Look for chips, cracks, stains, or separation from the wall.
  • Appliances. Ask the age of each appliance. Confirm which appliances convey with the sale.
  • Sink and faucet. Run the water and check pressure. Look under the sink for staining or active drips.
  • Pantry space. Consider whether the pantry fits your lifestyle.
  • Electrical outlets. Modern kitchens need GFCI-protected outlets near water.

Bathroom checklist

  • Water pressure. Turn on the faucet fully and flush the toilet simultaneously.
  • Tile and grout. Look for cracked tiles, missing grout, or soft spots near the tub.
  • Ventilation fan. Should run quietly and actually pull air. Poor ventilation leads to mold.
  • Under-sink check. Open the cabinet under every sink — staining, soft wood, or active drips signal leaks.

Living spaces

Bring a tape measure — room dimensions on listings are often approximate.

  • Natural light and floors. Note which direction main rooms face. Check floors for scratches, soft spots, or warping.
  • Closet and storage space. Open every closet. Walk-in closets, linen closets, and hallway storage add significant value.
  • Walls and ceilings. Water stains on ceilings are one of the most telling signs of past roof or plumbing issues.

Home systems to inspect

  1. HVAC system. Ask for the age and last service date. Systems older than 15 years may need replacement soon — budget $5,000-$10,000+.
  2. Water heater. Check the manufacture date. Most last 10-15 years.
  3. Electrical panel. Look for capacity (100-amp minimum, 200-amp preferred). Watch for double-tapped breakers or outdated Federal Pacific panels.
  4. Plumbing. Run multiple faucets at once to check for pressure drops. Ask whether the home has copper, PVC, or older galvanized pipes.

Neighborhood evaluation

Don’t just visit once — drive through at different times of day and on a weekend.

  • Noise levels during morning, evening, and weekends
  • Street and sidewalk conditions
  • Parking availability for you and guests
  • Neighbor property upkeep

Home scoring sheet

After each tour, rate the home 1-10 in each category. Total your scores.

  • 📍 Location (neighborhood and street)
  • 🔧 Condition (systems, structure, upkeep)
  • 🏠 Layout (flow, room sizes, storage)
  • 💰 Price (value vs. asking price)
  • 🌿 Yard (size, condition, usability)

Pro tip: A home scoring above 45/60 on your criteria is worth serious consideration. Use this sheet for every property so you have an honest record when it’s decision time.
