We pulled the current Pitt County MLS export on May 24, 2026 and ran the comparison ourselves. Here is what we found, talking only about active listings and the past twelve months of closed sales:
- Median active list price. Ayden is $329,900; Greenville is $297,500 — about a $32,400 higher headline price in Ayden.
- Median price per square foot, sold. Ayden $135 vs Greenville $154 — roughly 12% lower. The headline price gap is mostly explained by what you are actually getting per square foot.
- Days on market, closed. Ayden’s median closed sale took 98 days to go pending. Greenville’s was 68 days. The thicker the local market, the faster homes move.
