Selling without an agent — exactly how it works, on camera.
What you could save — and what you still owe
The biggest reason homeowners consider FSBO is saving on a listing agent’s commission, typically 2.5-3% of the sale price. On a $300,000 home, that’s $7,500-$9,000 in your pocket.
However, most FSBO sellers still offer a buyer’s agent commission — usually 2.5-3% — to attract the large pool of buyers working with licensed agents. Refusing to offer it can significantly limit your buyer pool.
The net savings may be real, but they’re often smaller than expected once you factor in marketing costs, attorney fees, and the possibility of a lower final sale price.
Fewer buyers will see your home
Without access to the MLS, your home won’t reach the same audience. The MLS feeds directly into Zillow, Realtor.com, Redfin, and hundreds of other platforms.
- Professional photography. $150-$400. Essential to compete.
- Video and virtual tours. Buyers increasingly expect them.
- Targeted online marketing. Paid social, Google campaigns, and email — all require time, skill, and budget.
North Carolina has real legal requirements
- Residential Property Disclosure Statement. Required by NC law. Delivered to buyers before an offer is accepted.
- Lead-Based Paint Disclosure. Federally required for homes built before 1978.
- Contract compliance. Purchase agreements must meet NC real estate law standards.
- Closing process. NC is an attorney-closing state. A licensed attorney must handle the title and closing.
The hidden cost of mispricing
Without access to MLS comparable sales data, FSBO sellers frequently make costly pricing mistakes in both directions.
- Overpricing. Listing sits. Days on market accumulate. You eventually reduce — often lower than if you’d priced correctly from the start.
- The right price. A competitively priced home attracts multiple buyers quickly and often generates offers at or above list.
- Underpricing. Leaves real money on the table.
Negotiating is harder than it looks
You’re negotiating with experienced buyer’s agents who do this daily, against inspection reports used as renegotiation tools, with appraisal gaps and financing contingencies, and with an emotional attachment that makes it hard to respond strategically.
When FSBO can make sense
- Selling to someone you know. A neighbor, family member, or coworker.
- Extremely hot market. Buyers may find your home regardless of MLS.
- Real estate experience. You’re better equipped to navigate the process.
Even in these scenarios, working with a real estate attorney and offering a buyer’s agent commission improves your odds.
